We carry out initial research around the project site and suburb, planning restrictions, zoning and services.

TWIXT looks at development opportunities and yield

We look at development strategies that make the most of your property and investment and may involve consultants in this process.

TWIXT carries out a preliminary feasibility study

We look at all development and loans costs. If the desired profit margin is there, the project can proceed.

Time for you to consider the proposal

TWIXT will offer a project concept that you can discuss with your family, networks and your own professional consultants before we commit to our joint venture.

Agreement and contracts

We discuss the property value, project programme and our obligations to each other. We get a lawyer to write up our agreement for our development venture.

Establishing the value of your property

We have an independent valuation carried out for your property and come to an agreement around its value.

Preparation of design documents and Town Planning Permit

TWIXT has the consultant networks already in place.
We engage an Architect, Town Planner, Engineers and required consultants to prepare plans for the development approval.

Finance, marketing and ‘Selling Off The Plan’

TWIXT consults with finance brokers and establish the best sales plan for the project. If ‘selling off the plan’ is a prerequisite, we provide high end renders and engage the sales and marketing team to start the campaign.
If not needed up front, the marketing will commence at the end of the construction period.

Construction drawings and documentation for Building Permit

TWIXT engages consultants to finalize designs and material selections, engineering and specifications for the Building Permit application.

Finance

TWIXT directs our finance brokers to research and obtain the best suited financial arrangements from reputable lenders. We acquire finance and can proceed with construction.

Construction

TWIXT tenders the construction project to vetted local construction companies and award the contact to the selected builder.
We may manage the construction process or engage an independent Project Manager.

Sub-division

TWIXT manages the sub-division process through engaging land surveyors, legal and conveyancing services.

Settlement and project completion

Our legal and financial teams will undertake the settlement processes and release of profits and remaining funds to all stakeholders.
